What is the typical process of buying a new Irvine Pacific home?
Each of our neighborhoods has expert Sales Counselors to help you choose the perfect floor plan, answer questions and effortlessly navigate the beginning of your home shopping journey. Once you select your new home and are pre-qualified with your preferred lender, our team of helpful Sales Counselors will support you through each part of the process through the close of escrow. To make your home uniquely yours, the Irvine Pacific Design Center provides exclusive access to best-in-class materials, interior selections, and the expert guidance of a Design Consultant who will be assigned to your residence and will provide personal attention to help transform your house into a home. Your Customer Care Representative will guide you on a final walk-through that coincides with your close of escrow date to verify the completion of outstanding items, explain warranty information and service requests. And finally, the exciting moment will arrive and you will receive the keys to your new Irvine Pacific home!
What is the average build time after purchasing a new home?
On average, it takes 6-8 months to build your new home from the time you purchase it. We do offer a selection of quick move-in homes that are completed and ready to move in immediately.
Do I need to make an appointment to tour the model homes?
Yes. Model home tours are held daily from 9 am - 5 pm, Mondays from 1 pm - 5 pm by appointment only. You can call your neighborhood of interest to schedule a tour or request a tour here.
Do I need a real estate agent or broker to purchase a new home?
No. You are able to purchase a home with or without an agent or broker. Irvine Pacific has experienced Sales Counselors at each neighborhood sales gallery dedicated to helping you through the entire home buying process as seamlessly as possible.
If I have a real estate agent, does he or she need to visit the community with me?
Yes. In order for an agent or broker to receive a commission from the home sale, he or she must accompany you on your first visit to the sales gallery and comply with the Broker Registration and Commission Agreement.
Does Irvine Pacific offer gated communities?
What school districts serve Irvine Pacific neighborhoods?
Residents of Irvine Pacific neighborhoods have access to award-winning schools within the Irvine Unified School District and the Tustin Unified School District.
How can I find information on community amenities?

Does Irvine Pacific offer a home warranty?
Homebuyers enjoy an extended warranty, a benefit that the purchase of an older home does not provide. This quality assurance covers the overall construction of your new home, appliances, mechanical equipment and more.
Is there a fee to access the Irvine Pacific Design Center consultant services?
No. Irvine Pacific provides each homebuyer with a complimentary expert Design Consultant to help them select the finishes for their new home.
Is the process of choosing interior finishes extensive?
Depending on what stage the home is at in the building process, the design consultants strongly recommend six (6), two-hour (2) appointments typically spread over a three (3) month period to complete the design process. Each homebuyer and their aspirations are unique and the process can be completed in more or less time if necessary.
Where can I find information regarding my previously owned/current Irvine Pacific home paint colors, cabinet manufacturer, etc.?
Your personal Customer Care team is available to provide you with information regarding your home.
How do I contact my HOA?
Upon purchasing a new home we will provide you with a packet containing important information regarding your home including contact details for your homeowner’s association. Your personal Customer Care team is also available to provide you this information if you are not able to locate in your new homeowner packet.
How do I submit a service request?
Upon purchasing a new home, we will provide you with access to the homeowner’s login on our website. This portal will allow you to submit service requests as well as access information regarding your home warranty, special offers, and what to do in an emergency. Our Customer Care team can be reached at (949) 720-2295 and is available to help you access your account if you cannot log in.
Do you have a program to help with choosing interior design options?
Yes. Studio Chateau is our interior design software we offer all new homebuyers to help them prepare for their design selections. Homebuyers that utilize Studio Chateau find this software very helpful to educate them with choices and visualize the design of their home prior to visiting the Irvine Pacific Design Center.
